Mendocino Industrial Park Engineering, Environmental Assessments, Design, and Construction Materials Testing

Mendocino Industrial Park, LLC is in the process of repairing and remodeling a 128,000 square foot industrial building in Mendocino County, California. The building formerly housed a Masonite plant in Ukiah, CA and consists of approximately 82,000 square feet of tilt-up concrete and heavy glulam beam construction, with a later 46,000 square foot prefabricated metal building addition with tilt-up concrete wall panels. Mendocino Industrial Park, LLC plans to repair and remodel the building for the anchor tenant to house its offices and manufacturing operation. Some areas of the building will be partitioned off for lease to other light-industrial tenants. 

LACO performed Phase I and II Environmental Site Assessments (ESAs) to support pre-purchase environmental due diligence for the industrial property. Our project team is now providing full design, analysis, materials testing, and construction support for the repair and remodel of building for the Mendocino Industrial Park, LLC. LACO’s scope of services on the project includes  the following services:

  • Design of repairs for damage caused by the previous occupants
  • Design of modifications to the tilt-up panels and addition of concrete ramps to allow access between the older and newer portions of the building
  • Design of approximately 8,000 square feet of interior office space
  • Full construction support, including inspections, materials testing, and value engineering
